Appliance Maintenance Tips for Middle Tennessee Homes

Most breakdowns we see were preventable: clogged dryer vents, filthy refrigerator coils, hard-water scale, neglected filters. In Middle Tennessee, add humidity and limestone water to the list. These seasonal habits take minutes and save real money.

The Short Version

Most breakdowns we see are preventable: clogged dryer vents, filthy refrigerator coils, hard-water scale, and neglected filters. In Middle Tennessee, add summer humidity and limestone water to the list. A few 15-minute habits each season keep appliances running longer and catch small problems before they turn into $300 repairs. Here is the calendar we recommend to our own neighbors.

Spring: Get Ready for Cooling Season

  • Clean your refrigerator condenser coils. Pull the fridge out (or pop the front grille) and vacuum the coils twice a year. Dusty coils make the compressor run hot and long, which is exactly how compressors die young. Pet owners: do it three times a year.
  • Check the door seals. Close the door on a dollar bill. If it slides out easily, the gasket is leaking cold air and your compressor is working overtime.
  • Degrease the range hood filters. Soak metal mesh filters in hot water with dish soap. A clogged hood does not just smell bad; it recirculates grease onto everything.
  • Inspect washing machine hoses. Look for bulges, cracks, or dampness at the connections. Rubber hoses older than five years are burst risks. Braided stainless replacements are cheap insurance.

Summer: Beat the Humidity

Middle Tennessee summers are long, hot, and humid, and your appliances feel it. Refrigerators and freezers work harder; door gaskets grow mildew if you never wipe them; and basements and crawlspaces turn musty without help.

  • Give the fridge breathing room. Do not push it tight against the wall. A few inches of airflow behind and above it lets heat escape.
  • Wipe door gaskets monthly with warm soapy water to prevent mold in the folds. Dry them after.
  • Run a dehumidifier in damp basements or crawlspaces and keep it draining properly. If yours is struggling, see our dehumidifier repair notes on sizing and drainage.
  • Keep dryer vents clear. Summer humidity plus a restricted vent means clothes take forever and the dryer overheats. More on that below.

Fall: Storm Season, Surges, and Holiday Prep

Spring gets the reputation, but fall storms roll through Maury and Williamson counties too, and every storm season brings us the same call: "it worked fine before the power went out." Control boards hate surges.

  • Put the fridge and laundry on surge protectors. A $30 protector is cheap compared to a $250 control board.
  • Clean the dryer vent run before the holidays, when dryers and ovens both work overtime. Long dry times and a hot laundry room are the warning signs.
  • Test the dishwasher before guests arrive. Run an empty hot cycle and check the filter. A filter caked with food is the number one cause of "dishes come out dirty" calls in November.

Winter: Cold Snaps and Garage Appliances

January cold snaps are the other seasonal repair wave. Washers, dryers, and second fridges sitting in unheated garages across Spring Hill take a beating when temperatures drop into the teens.

  • Do not let a washer freeze with water in it. If your laundry is in an unheated garage, keep the space above freezing during cold snaps or drain the machine.
  • Keep a garage fridge reasonably full. Thermal mass steadies the temperature. An empty fridge in a 25-degree garage confuses its own thermostat.
  • Disconnect and drain garden hoses feeding utility sinks, and insulate exposed supply lines to laundry rooms on exterior walls.

Year-Round: Fight the Limestone Water

Middle Tennessee sits on limestone, which means hard water. Scale builds up on dishwasher heating elements, washer inlet screens, and faucet cartridges, quietly shortening their lives.

  • Descale the dishwasher monthly. Run an empty hot cycle with a cup of white vinegar on the top rack, or use citric acid. If dishes are suddenly spotty or the heating element looks crusty, scale is the culprit.
  • Clean washer inlet screens yearly. Turn off the water, disconnect the hoses, and rinse the little screens where the hoses meet the machine. Slow fills are usually clogged screens, not a bad valve.
  • Soak faucet aerators in vinegar when pressure drops. Unscrew, soak an hour, scrub, reinstall. If pressure is still low, the cartridge may be scaled, which is where our faucet repair notes come in.

The Dryer Vent Talk (Please Read This One)

This is the maintenance task that matters most for safety, not just for your wallet. Lint is incredibly flammable, and a restricted vent lets heat build up where it should not. The National Fire Protection Association tracks thousands of home dryer fires a year, with failure to clean as the leading factor.

  • Clean the lint filter every single load. Not most loads. Every load.
  • Have the full vent run cleaned yearly, more often if you do a lot of laundry or have pets.
  • Warning signs: clothes take two cycles, the laundry room gets hot, or the outside vent flap barely opens.

Frequently Asked Questions

How often should I clean my refrigerator coils?

Twice a year is the baseline; three times if you have shedding pets. Dusty coils force the compressor to run hotter and longer, which shortens its life. It takes ten minutes with a vacuum and a coil brush, and it is the highest-value maintenance task on this entire page.

How often does a dryer vent need cleaning?

The lint filter needs cleaning every load, no exceptions. The full vent run from the dryer to the outside wall should be cleaned yearly. If clothes suddenly take two cycles or the laundry room gets hot, the vent is restricted and needs attention now, not at the next annual cleaning.

Can I descale my dishwasher myself?

Yes. Run an empty cycle on the hottest setting with a cup of white vinegar on the top rack, or use citric acid powder. Do it monthly in our hard-water area. If the heating element is heavily crusted or dishes still come out filmy after descaling, call us: the element or another component may need professional attention.

Should I unplug appliances during a storm?

You do not need to unplug everything, but surge protectors on the refrigerator, washer, dryer, and any appliance with an electronic control board are cheap insurance. After every spring storm season we see fried boards with the same story: it worked fine before the power went out.

Will my garage refrigerator survive a Tennessee cold snap?

Usually, with help. Keep it reasonably full so the contents stabilize the temperature, and keep the garage above freezing if you can. An empty fridge in a 25-degree garage can confuse its own thermostat and either freeze your food or shut down oddly. In a hard freeze, move perishables inside.
